Repairs – property management is either shaped by or killed by repairs. Tenants want access to faster decisions, landlords are wanting greater cost control and contractors just need the information. Especially for triage, communication and booking – AI can help bring order to the chaos.

Start with repair triage. Artificial intelligence can automatically categorise and identify urgency of incoming requests from email, forms or messages about floods (plumbing), electrical problems, heating breakdowns etc. A leak, no heating in winter or a security issue may automatically move to the front of the queue whereas non-urgent works will be queued up as they should. Reminders and follow-ups can also be automated if a contractor hasn’t confirmed.

The important part is oversight. Whilst AI can help inform decisions, it would be erroneous to allow spend without the approval of a human who checks compliance (gas, electrics, safety) and assists with disputes or repeat issues.
